is an area that can greatly affect the total cost of your project. We
offer a design service which we feel is extremely valuable to our clients.
With computer technology available to today, we have the capability
to draw a custom design for our clients. In most cases, this is a free
service we provide to our clients to help ensure you pay for only what
you need and want.
- Many
stock plans have numerous hall ways which are a waste of space which
you pay for. In addition, stock plans have room dimensions which
can easily be misunderstood. The room sizes given are not the actual
interior dimension of the finished room. The dimensions listed are
calculated from the "outside" of an exterior wall to the "inside"
of the interior wall. This calculates to as much as 8" less in actual
room size. When viewing our floor plans, the dimensions listed are
the actual finished room sizes. Purchasing a home is an extremely
important investment. We implemented this design service to assist
our clients in building a home that meets all their needs and drawings
which are clear and detailed.
When we have a general idea of what features you require in a home
by either drawings, or discussion, we will draw 2 - 3 rough drafts
to present to you. You can then take the time to evaluate each plan
and choose features which are most appealing as well as adding more
of your own ideas. We will then incorporate them into one great
plan. If you so desire, when the plan is completed you may view
the entire home in 3D on our computer system. Views can be generated
from both the exterior and interior of the home, room by room. If
you have a difficult time visualizing, this is a wonderful tool
and can be a lot of fun.
Another advantage to a custom design is the ability to provide specific
areas in the plan to display and accommodate special collections,
art work or pieces of furniture. If your new home will not accommodate
the furnishings you currently have, your costs to have a finished
home go up after purchasing new furniture.
The CAD system we use also has icons (small symbols which represent
cabinets, furniture, fixtures etc.) which can be sized to match
the furniture you currently have. We also have textures such as
stone, brick, tile etc. which can be placed to give you ideas for
the finishing aspect of your home. The more detailed planning we
can do prior to bidding, the more accurate the bid will be and less
potential for changes during the building process. Most people have
a budget which has been established by the lending institution so
detailed bids are critical.

In
addition to our design service, we also maintain an in house cabinet
shop. Ed's prior experience in the cabinetry and finish trades gives
our clients the option of custom cabinetry and finish work. At the owners
request we will build and install all custom cabinetry as well as install
the finish work. This is a valuable tool for our clients as well. We
can customize the cabinetry and offer "built-ins" specific to your needs.
Often our cabinetry in finish work costs will be less than others as
Ed provides all the labor and materials necessary, again, no overhead
costs for employees.
